For directors of limited companies, some lenders use salary and dividends, some use salary and share of the net profit (after Corporation tax usually). The difference in borrowing capacity can be significant depending on which lender you speak to and how you and your accountant run the business and your personal income.

There is another myth that needs busting, the old saying of you need 3 years of trading accounts seems to be a thing of the past. Majority of lenders want either 2 years’ accounts or figures from HMRC, but we do have a panel of lenders who will use 1 year if that’s all you have, so there could always be an option.
